What is a zoning by-law?

A zoning by-law controls the use of land in the community. The zoning by-law states exactly:
  • How land may be used, including what uses are permitted on a property
  • where buildings and other structures can be located, including setbacks from the street
  • the types of buildings permitted, building heights
  • minimum lot sizes & dimensions
  • parking requirements
The Township of Southgate has passed a Comprehensive Zoning By-law, which separates land with a common purpose into different zoning categories.

Zoning By-laws also implement the objectives and policies of the Official Plan. A zoning by-law is a legal way of managing land use and future development. The purpose of the zoning by-law is also to separate uses to reduce the land use conflicts between uses.
